What you actually want to know about Fort Huachuca

Fort Huachuca is the Army's intelligence and cyber operations brain trust. Established 1877 to support the Indian Wars, transitioned through the Buffalo Soldiers era (the 10th Cavalry was stationed here 1913-1933), supported WWII training for 30,000+ Black soldiers (the largest concentration of Black soldiers in U.S. history at one installation), and today serves as the home of the U.S. Army Intelligence Center of Excellence (USAICoE) and Network Enterprise Technology Command (NETCOM).

The base sits at 4,623 feet elevation in the Huachuca Mountains, on the Cochise County / southern Arizona border about 75 miles southeast of Tucson and 15 miles north of the Mexican border. Sierra Vista — the default

Sierra Vista is the obvious choice for most Fort Huachuca families. The town is essentially purpose-built to support the post, and the neighborhoods within Sierra Vista offer reasonable variety:

  • Holiday Subdivision — family-favorite, multiple community pools, established 1980s-2000s housing, $240-$310K. Walking distance to schools.
  • Pueblo del Sol — country club community, average sale ~$232K (down 4% YoY). Golf course, gated sections, established. Strong for retirees and senior NCOs.
  • Cul-de-sac neighborhoods off Buffalo Soldier Trail — newer 2010s construction, $290-$370K, near the main commercial corridor.
  • Hereford Heights / Las Encinas — newer west-side developments, $280-$350K, mountain views toward the Huachucas.

Hereford — rural option

Hereford sits at slightly higher elevation than Sierra Vista (~4,800 ft), with custom-built homes on larger lots (often 1-5 acres). For Army families wanting a more rural feel and willing to make the longer drive, Hereford offers a step-up in property quality at a modest premium. For contractors and GS-civilians without daily base commute requirements, Hereford works particularly well.

Whetstone and Benson — outliers

Median home price: $240K-$320K Drive to base: 30-45 minutes

Whetstone (between Sierra Vista and Benson on I-10) and Benson itself offer affordable rural options, but the commute is real. Most Fort Huachuca families don't pick these — the slight savings rarely justify the 30+ minute drive.

On-post housing

Fort Huachuca on-post housing is operated through the Residential Communities Initiative (RCI) program. Inventory includes:

Fort Huachuca Accommodation Schools

On-post K-8: - Col. Johnston Elementary (PK-2) - Gen. Myer Elementary (3-5) - Col. Smith Middle School (6-8)

Wells, septic, and rural utilities in outlying areas

Hereford and outlying neighborhoods sometimes have wells and septic systems. Same VA MPR considerations as elsewhere in AZ: wells need recent water testing for bacteria and chemical compliance; septic systems need inspection and current code compliance.

Snow and winter freezes

Sierra Vista averages 5 inches of snow per year. Winter freezes (overnight lows in the 20s) happen multiple times per season. This means:

  • Plumbing should have freeze protection (newer construction does; older homes may not)
