What you actually want to know about Fort Huachuca
Fort Huachuca is the Army's intelligence and cyber operations brain trust. Established 1877 to support the Indian Wars, transitioned through the Buffalo Soldiers era (the 10th Cavalry was stationed here 1913-1933), supported WWII training for 30,000+ Black soldiers (the largest concentration of Black soldiers in U.S. history at one installation), and today serves as the home of the U.S. Army Intelligence Center of Excellence (USAICoE) and Network Enterprise Technology Command (NETCOM).
The base sits at 4,623 feet elevation in the Huachuca Mountains, on the Cochise County and southern Arizona border about 75 miles southeast of Tucson and 15 miles north of the Mexican border. Sierra Vista, the town adjacent to the post, has a population around 45,000 and exists almost entirely because of the fort.
A few things that matter for PCS planning:
-
The demographics are different. Fort Huachuca has the highest contractor-to-uniform ratio of any AZ base. SAIC, Leidos, Parsons, BAE Systems, ManTech, and dozens of smaller intelligence contractors collectively employ thousands of cleared civilians here. Many are Veterans using VA loans. Your neighborhood may have more retired/working contractors than active-duty.
-
BAH jumped 8.5% for 2026. This is one of the largest BAH increases in the Army this year, reflecting Sierra Vista's housing market dynamics. The increase makes Fort Huachuca's BAH math more favorable than at any point in recent years.
-
The elevation changes everything about summer. Sierra Vista at 4,600 ft is 5,000+ feet higher than Yuma and about 3,500 feet higher than Phoenix. July high is about 90°F (versus 107°F in Yuma). Air-conditioning costs are 40-60% lower than the metro AZ bases. Winters bring 5 inches of snow on average and occasional hard freezes.

What that BAH actually buys in Sierra Vista
Sierra Vista's home prices and Cochise County's modest property tax rates create comfortable BAH math at every rank. Practical buying capacity at current VA loan terms ($0 down, funding fee waived for VA-exempt status, Cochise County 0.60% effective property tax, $150/month average utility load due to elevation):
| Rank + dep | Monthly BAH | Comfortable purchase (utilities covered) | Stretch purchase (utilities out-of-pocket) |
|---|---|---|---|
| E-4 w/dep | $1,569 | ~$180,000 | ~$210,000 |
| E-5 w/dep | $1,719 | ~$200,000 | ~$230,000 |

For an E-6 with dependents at $2,193 BAH, $265-$295K buys a 3-4 bedroom single-family in Sierra Vista or a custom-built home in Hereford. That's a substantial home for the price point, with materially lower carrying costs than Phoenix metro. Run your own rank and price through the BAH calculator to see where you land.
Where Fort Huachuca families actually live
Sierra Vista: the default
Median home price: $250K-$330K Drive to Fort Huachuca main gate: 5-15 minutes depending on neighborhood School district: Sierra Vista Unified School District Best for: Most active-duty, GS-civilian, and contractor families
Sierra Vista is the obvious choice for most Fort Huachuca families. The town is essentially purpose-built to support the post, and the neighborhoods within Sierra Vista offer reasonable variety:
- Holiday Subdivision: family-favorite, multiple community pools, established 1980s-2000s housing, $240-$310K. Walking distance to schools.
- Pueblo del Sol: country club community, average sale about $232K (down 4% YoY). Golf course, gated sections, established. Strong for retirees and senior NCOs.
- Cul-de-sac neighborhoods off Buffalo Soldier Trail: newer 2010s construction, $290-$370K, near the main commercial corridor.
- Hereford Heights / Las Encinas: newer west-side developments, $280-$350K, mountain views toward the Huachucas.
Sierra Vista's amenities are modest but functional: a Walmart Supercenter, several grocery stores, Veterans Memorial Park, the Sierra Vista Aquatic Center, and a small but active downtown. Major shopping requires a trip to Tucson (75 miles away) for specialty retail.
Hereford: rural option
Median home price: $290K-$420K Drive to base: 20-30 minutes School district: Hereford Natural Resource Conservation District schools + various Best for: Families wanting space, larger lots, mountain views
Hereford sits at slightly higher elevation than Sierra Vista (~4,800 ft), with custom-built homes on larger lots (often 1-5 acres). The views toward the Huachuca Mountains and Coronado National Memorial are striking. Some properties have wells and septic systems; some have access to community water systems.
For Army families wanting a more rural feel and willing to make the longer drive, Hereford offers a step-up in property quality at a modest premium. For contractors and GS-civilians without daily base commute requirements, Hereford works particularly well.
Whetstone and Benson: outliers
Median home price: $240K-$320K Drive to base: 30-45 minutes
Whetstone (between Sierra Vista and Benson on I-10) and Benson itself offer affordable rural options, but the commute is real. Most Fort Huachuca families don't pick these. The slight savings rarely justify the 30+ minute drive.
On-post housing
Fort Huachuca on-post housing is operated through the Residential Communities Initiative (RCI) program. Inventory includes:
- Bonnie Blink Heights: junior enlisted housing
- Mountain View: NCO housing
- Buffalo Soldier Estates: officer housing
Waitlists vary; apply through the Fort Huachuca Housing Services Office. For families with 3-year tours, the off-base buying math usually wins at Sierra Vista's price points. You can start that side of the math with a VA pre-approval before you tour a single house.
Schools: Sierra Vista USD and Hereford NRCD
Sierra Vista Unified School District (SVUSD)
Rating: B+ overall Coverage: Sierra Vista proper, parts of neighboring areas Best schools: Buena High School (main HS), Joyce Clark Middle, Pueblo del Sol Elementary Why families pick it: Solid academics, manageable size, military-experienced staff
SVUSD serves about 5,500 students across 6 elementaries, 1 middle, and 1 high school. The district is consistently in the B+ range for academic outcomes. It isn't Vail USD-elite, but it is solid and stable. Military family services are well-established; the SLO (School Liaison Officer) at Fort Huachuca coordinates closely with the district.
Fort Huachuca Accommodation Schools
On-post K-8:
- Col. Johnston Elementary (PK-2)
- Gen. Myer Elementary (3-5)
- Col. Smith Middle School (6-8)
These are technically part of SVUSD but operate on-post with military-family priority. For active-duty parents with K-8 kids, the on-post schools simplify life. Buses run from on-post housing, drop-off is easy, and the population is heavily military.
High school students from on-post housing attend Buena HS in Sierra Vista, which is off-post.
Hereford Natural Resource Conservation District schools
Rating: Variable Coverage: Hereford and surrounding rural areas
A small district serving the more rural areas south of Sierra Vista. Quality is family-specific; families in Hereford often use AZ open enrollment to access SVUSD schools or send kids to private/Catholic alternatives.
Charter and private options
- Tombstone Charter School: K-8, growing reputation
- St. Andrew's Episcopal School: private K-8, Sierra Vista
- Heritage Academy: K-12 charter, Sierra Vista
The intelligence + cyber mission
Fort Huachuca's mission profile is what makes it distinct. The post hosts:
- U.S. Army Intelligence Center of Excellence (USAICoE): trains all Army military intelligence officers and enlisted, plus thousands of joint and international students annually
- Network Enterprise Technology Command (NETCOM): operates the Army's enterprise networks
- U.S. Army Garrison Fort Huachuca: installation management
- Tenant units: JITC (Joint Interoperability Test Command), EPG (Electronic Proving Ground), and various intelligence and cyber components
For PCS planning purposes:
- Most assigned personnel are in classroom training, not deployable units. Stability is high; deployment tempo is low.
- Spouse career opportunities are stronger than typical military towns, thanks to the contractor presence. SAIC, Leidos, Parsons, and others routinely hire spouses (especially cleared spouses) for support roles.
- The international student population at USAICoE adds demographic complexity. Coalition allies (UK, Canada, Australia, NATO partners) rotate students through Huachuca constantly.
For VA loan purposes specifically, the contractor-heavy demographic means a higher percentage of Sierra Vista's VA loan buyers are retired or separated Veterans working for contractors, not active-duty. The buying patterns reflect this: longer hold periods, more established neighborhoods, more renovation rather than new-build.
Medical care
The Raymond W. Bliss Army Health Center is the on-post clinic, outpatient only. Emergency and specialty care requires off-post travel:
- Canyon Vista Medical Center: Sierra Vista, full-service hospital, ER
- Banner-University Medical Center Tucson: 75 miles, used for specialty care
- Banner-University Medical Center Phoenix: 180 miles, alternative for advanced specialty care
For families with EFMP-qualifying medical needs, Sierra Vista's healthcare options are limited but manageable. Canyon Vista Medical Center handles most general needs; specialty referrals usually go to Tucson. Plan for the 75-mile drive when scheduling specialty appointments.
Sierra Vista-specific considerations
Wells, septic, and rural utilities in outlying areas
Hereford and outlying neighborhoods sometimes have wells and septic systems. Same VA MPR considerations as elsewhere in AZ: wells need recent water testing for bacteria and chemical compliance; septic systems need inspection and current code compliance.
Snow and winter freezes
Sierra Vista averages 5 inches of snow per year. Winter freezes (overnight lows in the 20s) happen multiple times per season. This means:
- Plumbing should have freeze protection (newer construction does; older homes may not)
- Older swimming pools need winterizing
- Outdoor irrigation systems need shut-off valves
A home inspection that catches missing freeze protection is essential. Repair costs are manageable, but you need to know.
Mountain views and HOA considerations
Hereford and the west side of Sierra Vista offer mountain views toward the Huachucas. HOA restrictions on outbuilding visibility, paint colors, and landscaping vary widely between developments. Read the CC&Rs carefully. Some Hereford HOAs are strict about preserving views; some are permissive.
Sales tax and use tax
Sierra Vista's combined sales tax rate (state + county + city) is around 9.6%, slightly above the AZ average. Cochise County also enforces use tax on vehicles purchased out of state, which catches some PCS arrivals unaware. Plan to register vehicles within 30 days of arrival.
Frequently asked questions
What is the 2026 BAH at Fort Huachuca / Sierra Vista?
Fort Huachuca (Sierra Vista MHA) BAH rose about 8.5% for 2026, one of the largest Army increases this year. An E-5 with dependents draws roughly $1,719/month, an E-6 with dependents about $2,193, and an O-3 with dependents about $2,232. The increase reflects Sierra Vista's housing market and makes the local buying math more favorable than it has been in years.
Where do Fort Huachuca families live, and what about Pueblo del Sol and Hereford?
Most Fort Huachuca families buy in Sierra Vista, 5-15 minutes from the main gate, with median prices around $250K-$330K. Pueblo del Sol is a gated country-club community averaging about $232K, popular with senior NCOs and retirees. Hereford, about 20-30 minutes out at roughly 4,800 feet, offers larger 1-5 acre lots and Huachuca Mountain views from $290K to $420K.
How much home can an E-5 with dependents buy near Fort Huachuca?
An E-5 with dependents drawing roughly $1,719/month in 2026 BAH can comfortably target around $200,000, or stretch to about $230,000 if you cover utilities out of pocket. That math assumes $0 down with full VA entitlement, Cochise County's modest 0.60% effective property tax, and the lower utility load that comes with Sierra Vista's 4,600-foot elevation. Your exact number depends on residual income, the VA's top underwriting factor.
How does Sierra Vista compare to Tucson for a Fort Huachuca tour?
You could live in Tucson and commute (75 miles). Some single-officer or DINK households do this for the broader amenities and dating scene. The math rarely works for families. The daily commute is exhausting and home prices in Tucson aren't much lower for the property quality difference. Sierra Vista is the right answer for the vast majority of Fort Huachuca families. If your next set of orders points north, the Davis-Monthan VA buying guide covers the Tucson market in the same depth.
Can I keep my home as a rental after PCS?
Sierra Vista's rental market is supported by the continuous Fort Huachuca personnel flow. Single-family homes in good condition rent for $1,400-$2,000/month depending on size and neighborhood. The math for keeping a home as a rental after PCS often works well at Sierra Vista, better than at Yuma (smaller rental pool) and comparable to Tucson.
What about wildlife? I've heard about mountain lions and bears.
Sierra Vista sits at the foot of the Huachuca Mountains, and wildlife encounters happen. Mountain lions, bears, javelinas, and rattlesnakes all live in the area. Most encounters are with javelinas (medium-sized peccaries that come into yards). Bear and mountain lion encounters in residential areas are rare but real. Keep trash secured, don't leave pet food outside, and don't let small pets roam unattended at dawn or dusk. Standard southern Arizona awareness.
Is the international student population at USAICoE a school consideration?
Yes, positively. Schools in Sierra Vista (especially Buena HS and the on-post middle school) have student populations that include international military families. Most parents consider this an enrichment factor: exposure to multiple cultures and sustained international friendships. The schools handle the demographic well; teachers are accustomed to working with families across cultures.
What's the path for cleared contractors looking at VA loans in Sierra Vista?
If you're a retired or separated Veteran working for SAIC, Leidos, Parsons, BAE, or another Fort Huachuca contractor, you have full VA loan benefits available. The loan process is identical to active-duty borrowers, with the slight twist that your contractor income may need to season under specific Fannie Mae/Freddie Mac rules (typically 2 years W-2 history with the contractor, or 24 months 1099 history if independent). Mike has handled multiple Sierra Vista contractor VA refinances and purchases, and is happy to walk through your specific situation.
