How to find a Realtor who actually knows VA in Arizona

Most AZ realtors haven't worked many VA buyers. Even those who claim "VA experience" often have outdated information from the 2010s. Here's how to spot the realtors who actually understand VA + how to vet them before you sign a buyer-broker agreement.

Why this matters

A realtor who doesn't understand VA will: - Tell you "VA loans take forever" (outdated by 15 years) - Discourage you from writing competitive offers on listings where VA could win - Lose offers to cash or conventional bids because they don't pre-position VA correctly to listing agents - Recommend homes that have AZ-specific MPR problems you'll trip over - Miss AZ DPA programs you could stack with your VA loan

The pre-vetting questions

Ask any potential realtor these 7 questions BEFORE signing anything:

1. "How many VA loans have you closed in Arizona in the last 12 months?"

Strong answer: 3-10+ (regular volume) OK answer: 1-2 (some experience) Concerning answer: "I've worked with VA buyers before" (vague)

2. "What's the average closing time for the VA loans you've closed?"

5. "When did you last attend VA training or update?"

7. "What's your strategy when my offer is competing with cash offers?"

Other signs of a VA-savvy AZ realtor

  • Has a network of VA-specialist LOs they refer to (not generic "I work with anyone")
  • Mentions specific AZ DPA programs by name (Home Plus, Home In Five Advantage)
  • Knows which AZ master-planned communities have HOA + CFD considerations affecting VA approval
  • Familiar with AZ base-area neighborhoods (Litchfield Park for Luke, Vail for Davis-Monthan, etc.)
  • Has VA-buyer testimonials on their website (specifically VA, not generic "first-time buyer")

How to find these realtors

Option 1: Ask your VA-specialist loan officer for referrals

Option 4: Look at listing agent + co-op history

Realtors who've closed several VA deals will mention this in their bios or testimonials. Look for "VA buyers welcome" + specific VA-related testimonials.

Red flags

Walk away if you hear:

  • ❌ "VA loans are too complicated for the AZ market"
  • ❌ "We should consider conventional instead" (without running both numbers)
  • ❌ "I haven't done VA in a while but I'm sure it's the same"
  • ❌ "VA appraisals always cause problems"
  • ❌ Discouraging your interest in specific neighborhoods because "VA won't work there" (with no specific reason)
