Mesa VA loans
By Mike Certo, Cornerstone First Mortgage · NMLS #260555 ·
Mesa is Arizona's third-largest city and a center of East Valley family living. As a VA buyer, you get strong school districts (Higley, Mesa, and Queen Creek), well-established master-planned communities like Eastmark, and mid-priced housing that is more reachable than Chandler or Scottsdale. You can buy here with $0 down using your full VA entitlement.

Top Mesa neighborhoods for VA buyers
- Eastmark. Master-planned community in east Mesa. DMB-developed, multi-builder. Strong VA market. HOA runs about $108/mo.
- Whisper Ranch. Newer master-planned community next to Eastmark. Mattamy-heavy, with lower density.
- Power Ranch (technically Gilbert but Mesa-adjacent). Higley and Gilbert Unified schools. Very strong VA market.
- Las Sendas. Northeast Mesa golf community.
- Mountain Bridge. Established east Mesa neighborhood.
- Red Mountain Ranch. Family-focused community near US-60 and Power Rd.
Mesa-specific advantages
- Strong family schools. Mesa Unified, Higley Unified, and Queen Creek Unified all rate highly.
- Mid-priced market. More affordable than Chandler or Gilbert for equivalent homes.
- Master-planned community depth. Multiple choices at different price points.
- Easy access to airports and Phoenix metro. About 30 minutes to Sky Harbor, with easy 60-mile loop access.
- Some new construction availability. Less competitive than the peak Phoenix metro.
Mesa-specific challenges
- Less walkable than Tempe or central Phoenix. Mostly car-dependent.
- HOA-heavy. Most desirable areas carry HOA fees.
- Some older central Mesa. Aging infrastructure in places.
- Summer heat similar to Phoenix proper.
Mesa neighborhoods and ZIP codes for VA buyers
Mesa spans a wide area, and VA buyers cluster in a few ZIP codes. East Mesa near Eastmark covers 85212 and 85209. Northeast Mesa around Las Sendas and Red Mountain Ranch sits in 85207 and 85215. Central and west Mesa run through 85201, 85202, 85203, 85204, 85205, and 85210. Newer master-planned inventory is concentrated in 85212, so that is where most $0-down VA purchases happen.
Nearest base and commute
Mesa is not directly base-adjacent, but it draws active-duty Luke AFB families who commute for the schools and neighborhoods. From east Mesa, plan on 50 to 70 minutes to Luke depending on the 202 and I-10. Mesa is more common for retired or separated Veterans working in East Valley tech (Intel in Chandler) or healthcare. If your duty station is closer to the southeast valley, check the commute math before you write an offer.
Mesa property tax and HOA notes
Maricopa County runs an effective property tax rate near 0.51%, which is low by national standards and helps your VA payment. Most desirable Mesa areas sit inside an HOA. Eastmark runs roughly $108/mo, and other master-planned communities vary, so ask for the HOA disclosure early because it changes your debt-to-income math. If you carry a 100% service-connected rating, the HB 2792 exemption can remove the primary-residence property tax entirely, which frees up room in your monthly budget.
VA loans and down payment assistance in Mesa
Your VA loan already gives you $0 down, so the question is closing costs, not the down payment. A VA loan can pair with certain Arizona DPA programs based on your eligibility. VA stays as the first mortgage at $0 down, and the DPA covers closing costs or other allowed expenses. DPA programs do not stack with each other, so you pick one. Maricopa County buyers may qualify for Home In Five Advantage, and Home Plus is available statewide. Eligibility depends on income, credit, and the specific Mesa neighborhood, so Mike runs the numbers before you commit.
